We undertake property surveys on a wide range of commercial properties and for a variety of purposes. Surveys are prepared for clients considering committing to a purchase or a lease. Where defects or items of disrepair are noted a survey will provide clients with peace of mind.

Our dilapidation surveyors also prepare and serve schedules of dilapidations on behalf of landlords, or act on behalf of tenants by responding to and negotiating the costs of a dilapidations claim.

Additionally, we prepare schedules of condition which can be attached to leases to limit the tenant's repairing obligations and act as a schedule of evidence relating to the state of repair at a particular property.

Residential

Brownill Bateman are valuers for leading banks, building societies and lending institutions. We provide valuations for mortgage lending purposes as well for personal usage, dispute resolution and taxation purposes.
We similarly provide valuation advice for prospective purchasers and have a separate survey department who undertake RICS Homebuyers Surveys.

We also undertake residential property surveys mainly for clients considering committing to a purchase of a property. An RICS Homebuyers Report is usually recommended for this purpose. The report not only provides advice about the state of repair of the property but also prioritises remedial works required.

More detailed structural surveys can also be undertaken on residential properties should the property be suspected to have been affected by adverse ground conditions or have evidence of structural issues.
